Dear Customer,

Due to increasing well-run times over the past week, we are required to initiate Stage 1 voluntary utility water conservation measures. MC MUD 191 may require mandatory water use restrictions if conditions worsen. Effective immediately, the following voluntary water use restrictions are in place:

Voluntary Water Use Restrictions Now in Place:

  • Outdoor water use is recommended between the hours of 8:00 PM and 6:00 AM.
  • Outdoor water use during permitted hours should be limited to:
    1. Monday, Wednesday, and Fridays for customers with odd-numbered addresses.
    2. Tuesday, Thursday, and Saturdays for customers with even-numbered addresses.
    3. Tuesday, Thursday, and Saturdays for all HOA irrigation.
  • Water customers are requested to practice water conservation and to minimize or discontinue water use for non-essential purposes.
  • Water customers are requested to check for and repair all leaks, dripping faucets, and running toilets.

Thank you for your cooperation. Customers will be notified when these restrictions are no longer required or if conditions warrant additional conservation measures.

Notice of Public Hearing on Tax Rate – September 13, 2024

Residents of Montgomery County Municipal Utility District No. 191, it’s essential to stay informed about the upcoming public hearing on the proposed tax rate for the 2024 tax year. This hearing is scheduled for September 13, 2024, at 12:00 p.m. at The Muller Law Group, PLLC, in Sugar Land, Texas.

What’s Changing?

The proposed tax rate for 2024 is $1.35 per $100 of property value, which is consistent with the rate from 2023. However, even though the rate itself hasn’t changed, the increase in the average appraised value of residence homesteads—from $248,028 in 2023 to $253,530 in 2024—means that residents can expect to see a slight increase in their property taxes. Specifically, taxes on the average residence homestead are expected to rise by $74.28, a 2.22% increase from last year.

Understanding how these changes affect your taxes is crucial. The increase in your tax bill reflects the rise in property values rather than a change in the tax rate. It’s important to know that if the combined tax rate for debt service, operation, and maintenance increases by more than 8%, residents have the right to petition for an election to determine whether to reduce the tax rate.
